What the Marbella market actually is
The Costa del Sol's prime golden triangle offers architect-led villas, golf, international schools and one of Europe's longest letting seasons. Foreign ownership is unrestricted.
Buyers who do well here usually arrive with one clear objective — income, a family base, mobility or preservation — rather than a general wish to "own something abroad". In Marbella the objectives this market genuinely serves are second home, family lifestyle, seasonal income.
What it costs

Headline price is not entry cost. Add transfer duty, legal fees, agency fees where the buyer pays them, and any furnishing or renovation needed to reach lettable standard. On tax and duty specifically: transfer tax on resale or vat on new-build; annual property and non-resident income taxes apply.
What you can legally own
No restrictions on foreign ownership; freehold title
On residency: property-based residency routes have been withdrawn — treat purchase as a lifestyle decision. Ownership and immigration are separate decisions in most jurisdictions, and conflating them is the most common expensive mistake we see.
Where to buy
The addresses that resell are not always the addresses that market hardest. In Marbella the segments worth understanding first are Golden Mile & Sierra Blanca, La Zagaleta, Estepona & Benahavís.
Golden Mile & Sierra Blanca: Core prime; consistent resale.
La Zagaleta: Gated ultra-prime estates.
Estepona & Benahavís: Newer supply, better value per square metre.
Income and exit
Expect 4–6% gross on managed seasonal lets on a well-chosen asset, before management, service charges and vacancy. Underwrite on ten months of occupancy, not twelve.
The purchase process: Reservation, private purchase contract with deposit, notarial deed — six to ten weeks.
The risk to price in
Licensing for tourist letting is region-specific. Confirm before you underwrite rental income.
