What the New York market actually is
Manhattan offers the world's most liquid prime condominium market and no ownership restrictions for foreign nationals. Tax and estate planning, not access, is the constraint.
Buyers who do well here usually arrive with one clear objective — income, a family base, mobility or preservation — rather than a general wish to "own something abroad". In New York the objectives this market genuinely serves are capital preservation, education, global diversification.
What it costs

Headline price is not entry cost. Add transfer duty, legal fees, agency fees where the buyer pays them, and any furnishing or renovation needed to reach lettable standard. On tax and duty specifically: annual property tax, mansion tax on higher-value purchases, us estate tax exposure — plan with counsel.
What you can legally own
No restrictions for foreign nationals; condominiums are far easier than co-ops
On residency: no property-based route. Ownership and immigration are separate decisions in most jurisdictions, and conflating them is the most common expensive mistake we see.
Where to buy
The addresses that resell are not always the addresses that market hardest. In New York the segments worth understanding first are Midtown & Billionaires' Row, Tribeca & West Village, Upper East Side.
Midtown & Billionaires' Row: New-build supply, global buyer base.
Tribeca & West Village: Scarcest family-sized prime; best resale.
Upper East Side: Value per square foot, co-op restrictions.
Income and exit
Expect 3–4% gross before carrying costs on a well-chosen asset, before management, service charges and vacancy. Underwrite on ten months of occupancy, not twelve.
The purchase process: Offer, contract with deposit, board or condo approval, closing — eight to twelve weeks.
The risk to price in
US estate tax on directly held property can be severe for non-residents. Structure first.
Our position is straightforward: no purchase should depend on a projection you cannot verify from a third party. If a developer or agent cannot show historic occupancy, historic resale evidence or clean title history, the discount you are being offered is not a discount.
