Why Dubai Has Become a Major Second-Home Market for Indian Buyers

Dubai's position in Indian portfolios was built by infrastructure and regulation, not by marketing. Understanding which of those foundations are durable is the whole exercise.

In short

Dubai became a default second-home market for Indian buyers because it combines freehold ownership for foreign nationals, a short flight from Indian metros, published transaction data, a deep expatriate rental market and property-linked residence permits. The durable advantages are connectivity, transparency and rental depth; the cyclical ones are pricing and supply.

Proximity is a financial variable

A three-hour flight changes the economics of a second home more than any tax rate. It makes part-year occupation realistic, makes site visits before purchase normal rather than exceptional, and makes hands-on oversight of a renovation or a letting agent possible.

This is the least discussed and most decisive reason Dubai displaced further-flung markets in Indian portfolios. A property you can reach on a weekend is a property you actually use, and a property you use is one you are far less likely to sell badly.

Freehold and the registry

The introduction of designated freehold areas open to foreign nationals was the legal precondition for everything that followed. Just as important was the decision to run a centralised, digital registry through the Dubai Land Department and to publish transaction-level data.

For a buyer sitting in Mumbai, the ability to look up what comparable units in a tower actually sold for is a genuine protection. Most emerging markets do not offer it. It compresses the gap between what a local buyer knows and what a foreign buyer knows, and that gap is where overseas purchasers usually lose money.

Rental depth

Dubai's population is overwhelmingly expatriate and overwhelmingly tenant. That produces a rental market with continuous demand across price bands and unusually short void periods in well-located stock. For an owner who is not resident, this matters more than headline yield: an asset that lets quickly and re-lets quickly is an asset that can be owned remotely.

The corollary is that location and building quality determine outcomes far more than in a supply-constrained market. Dubai builds. When a submarket receives a large delivery pipeline, rents in older stock adjust. Buyers should read the pipeline for their specific area before they read the brochure.

Residence permits

Property ownership above defined thresholds can support renewable UAE residence permits, including longer-duration visas introduced in recent years. The criteria — thresholds, mortgage treatment, dependants, renewal conditions — are set federally and have been revised more than once.

We treat this as a benefit to be verified at the time of purchase with a licensed adviser, never as a fixed feature of the asset. Buying primarily for a visa whose terms may change is a poor reason to make an eight-figure decision.

What to be careful about

Three cautions recur. Off-plan exposure: escrow protections exist, but delivery timing and final specification risk sit with the buyer, and an off-plan position is not equivalent to a completed asset. Service charges: they vary widely by building and materially affect net yield, yet they are the line item buyers most often ignore. Concentration: a family whose entire overseas property allocation sits in one emirate has taken a single-market bet, however sound each individual purchase was.

None of this argues against Dubai. It argues for underwriting Dubai as a market rather than adopting it as a consensus.
